What it is
Asphalt repair covers everything from filling a hairline crack to removing a failed section of pavement and rebuilding it back to grade. Repair work is where we save property managers the most money: a $400 crack seal at year 5 avoids a $40,000 overlay at year 10.
We offer one-off repair jobs and structured multi-year pavement management programs — the kind that keep HOA and commercial portfolios out of the "we deferred it too long" trap.
Our process
- 1Pavement condition survey — we mark and quantify every defect on your lot.
- 2Prioritization: safety and liability first, then structural, then cosmetic.
- 3Crack sealing with hot rubberized sealant on cracks 1/4" to 3/4".
- 4Skin patching, infrared patching, or full-depth dig-outs depending on failure type.
- 5Compaction and joint seal so patches don't unravel at the edges.
- 6Optional seal coat and re-stripe of repaired area for a uniform finish.
When your property needs it
Cracks wider than a pencil, standing water in wheel paths, alligatoring in loading zones, or trip hazards near ADA stalls — every one is a liability clock ticking. Getting on a maintenance cycle (typically crack seal every 2 years, seal coat every 2–3, spot repairs annually) protects both your asphalt investment and your insurance profile.
